When the Denver Tramway Company extended its trolley car line from Alameda to Jewell Avenues in June of 1893, the beginning of a building boom in Denver was on. Tracks were completed south to Evans Avenue and then east to service the growing University of Denver campus. From 1900 to 1915, several multi-use buildings were completed along the thriving corridor, and growing neighborhoods needed retail and service-oriented business.
Barber and beauty shops began to pop up, and grocers, tailors, and bakeries began to line Old South Pearl Street. Residents saw dry goods stores coming to Old South Pearl Street along with pharmacies, five-and-dime stores, movie houses, and diners, the earliest of Denver Restaurants. Through stock market crashes, the Great Depression, and World War II, Old South Pearl Street saw many business owners abandon their shops. Shopping habits in the 1960’s and 1970’s brought new regional shopping centers to Metro Denver, leading to many small, mom-and-pop stores closing down on Pearl.
But, Old South Pearl Street rose again, bringing in artisans and eccentrics who were attracted by inexpensive rental rates and eager to set up shop in the vacant storefronts. Old South Pearl Street saw an influx of painters, sculptors, and potters who formed a loose association to promote their handmade wares and brought artistic energy to an area that was in need of a rebound.
